Channel Letters
Tenants in Frisco's new centers usually open with lit channel letters built to the center's criteria, and Frisco asks for the sign's listing, such as UL or MET, on the plans for internally illuminated signs.

Much of Frisco's commercial space is new, and new developments come with sign coordination plans, tenant criteria and a sign ordinance the city updated in 2022. We design within all three, prepare the permit submittal and install signs for Frisco retailers, restaurants, offices and developers.

Yes. Signs Express designs, permits, fabricates and installs commercial signs in Frisco, including channel letters, monument signs, building signs and restaurant signs. Frisco requires a permit from the building official for most signs, a separate permit for each sign and, for certain signs, an approved sign coordination plan, so we plan the full sign package with the development before submitting.
Commercial Frisco
Frisco grew up along the Dallas North Tollway and the Sam Rayburn Tollway (SH 121). The tollway frontage carries office campuses, retail centers and the stretch of mixed-use development known as the $5 Billion Mile, while Preston Road and US 380 bring retail and service businesses farther north.
Destinations such as Stonebriar Centre, The Star, Frisco Square and the PGA of America campus draw regional traffic, and the historic Rail District downtown keeps an older, smaller-scale main street.
Because so much is newly built, a Frisco sign project usually starts with a development's sign coordination plan and a landlord's tenant criteria rather than an old sign on a wall.

Permits
Frisco requires a permit from the building official before most signs are erected, attached or altered, and sign permit applications start online through the city's Plans and Permits portal. Separate sign permits are required when more than one sign is submitted.
The city's sign permit submittal requirements list documents by sign type. Monument signs, for example, need stamped engineered plans and an approved site plan, and plans for internally illuminated signs must show the sign's listing, such as UL or MET.
Sign rules are in Chapter 70 (Signs) of the Frisco Code of Ordinances, updated by Ordinance 2022-05-21. The chapter requires a sign coordination plan before permits are issued for certain signs, and anyone installing signs that need a permit must first register with the city.
Requirements depend on the sign, the site and its zoning. We confirm the current rules for your address before design and handle the application for you.

It shows sign elevations, materials, colors, lighting and fonts, and where each sign sits on the site. Frisco requires one before permits are issued for certain signs, including unified development monument signs.
Yes. Frisco's submittal requirements say separate sign permits are required when submitting more than one sign, so a wall sign and a monument sign are two applications, each with its own drawings.
Yes. The city's submittal requirements list stamped engineered plans for monument signs, along with an approved site plan and sign details showing height, length and materials. We prepare the sign details and coordinate the sealed engineering.
Yes. Chapter 70 requires anyone installing or erecting a sign that needs a permit to register with the city first and provide proof of liability insurance. Registration is valid for 12 months.
For internally illuminated wall, awning, projecting and monument signs, Frisco's submittal requirements ask for plans that show the sign's listing, such as UL or MET. In Texas, the electrical work on a sign must be done by a licensed electrical sign contractor, and Signs Express holds Texas Electrical Sign Contractor #18921.
As soon as the lease is signed. The landlord's criteria and any sign coordination plan decide what the sign can be, and landlord approval usually comes before the city submittal. Starting early keeps the sign on track for opening day.
